Documents you'll need
Sorry, paperwork is involved, but we are here to help you.
Below is a list of the papers needed. Simply provide them all to us, we can deal with them for you. The more you provide us with, the better we can help you speedly obtain the most suitable mortgage.
So here is the list...
Proof of identity and address
You need at least one proof of identity and one proof address for each person on the mortgage.
There are four simple rules:
- One item for each person from list A (Identity).
- One item for each person from list B (Address).
- No single item can be used for both proof of identity and address.
- No single item can be used for more than one person.
List A - Proof of Identity - normally one of the following
- Current Full Signed Passport.
- EU/EEA ID card.
- Current UK Photo Driving License.
- Firearms/shotgun license.
List B - Proof of address - normally one of the following
- Latest Residential Mortgage Statement.
- Latest Council Tax Bill.
- Bank/Building Society statement dated within last 3 months.
- Utility Bill dated within the last 3 months (not a mobile phone bill).
- Current UK Driving License.

Proof of income
Lenders have different requirements, the following documents helps us investigate all potential mortgage options for you.
Employed proof of income
- Latest 3 months' payslips.
- Latest 2 years' P60s.
Self Employed/Own Company proof of income
Proof of income for the self-employed (including company director/owners) can be a little complex, so we have prepared a special guide for this topic, click here.
Bank statements
Three full months bank statements (not a day short). If you are downloading them, make sure that you get "statements" (showing your name and address) rather than a "transaction list".
Proof of deposit
Examples are:
- If the money is in a bank account, three months' bank statements.
- If the money is in an investment plan, a recent investment statement.
- If the money is a gift from family or friends, a letter confirming this.

And remember
- The above is a general guide designed to cover most people's requirements.
- Don't be afraid to show us papers even if you aren't certain they are needed, better too much than not enough.
- If there are things on the list that you are in the habit of throwing away, start keeping them now.
- We can negotiate on your behalf with lenders for special consideration or search for a lender that only requires the paperwork that you can get.
- If you have any questions then ask us, we are here to help you!
